What does the application process involve?

After completion of a pre-application, your name is placed on a waiting list. As units become available, names from the waiting list are contacted in chronological order. When your name comes up, you will be invited for an interview and to complete a full application.

Acceptance is based on receipt of a notification letter from Heiwa Terrace and receipt of information from the prospective tenant including a credit report, criminal background check, and verification of citizenship/residency. Following a determination of eligibility, the prospective tenant is asked for the first month’s rent and a security deposit equal to the first month’s rent.

What are the eligibility requirements to be accepted?

The minimum age for an applicant is 62; and for disabled applicants who require a wheelchair accessible unit, a minimum age of 18 years old.

What if one person in a household doesn’t meet the requirements?

For purpose of eligibility, husband and wife are treated as a single household.

What are the income requirements?

Residency at Heiwa Terrace is subject to the United States Department of Housing and Urban Development (HUD) Rules and Regulations. Generally, a tenant’s income is limited to no more than $21,600 for a single-tenant household or $24,700 for a couple. Rent is equal to 30% of the household’s monthly adjusted income, which must be below our market rent of $1,160.00.

Is Heiwa Terrace an Assisted Living or Independent Living facility?

Heiwa Terrace is a retirement community for active seniors who can live independently. Our community helps keep seniors connected and inspired to pursue their passions with vibrant and lively spaces for socializing and an environment that promotes wellness.

Is Heiwa Terrace pet friendly?

Yes, Heiwa Terrace is pet friendly with some restrictions.
